Our building takes on an ambivalent attitude: it is independent in expression and at the same time
a natural part of the new building ensemble on Kronsberg. It is new and familiar at the same time. The ensemble effect is expressed from a distance through the precise cubature and the solid masonry of the outer walls. The individual appearance of the solitaire, however, is revealed as it gets closer to the building. The subtly differentiated masonry panels and window elements contribute to this. A house with its own identity and collective behavior is being created at a special location in the new district.

The facade shows a uniform treatment across all levels, regardless of whether it is
small or large, subsidized and freely financed apartments. The facades show windows of the same width that are joined together to form two or three elements. The windows are floor-to-ceiling or have massive parapets. Made from shaped stones – two in number Masonry fields and horizontal friezes break through the flat surface of the masonry. This gives the facade a delicate vertical and horizontal texture that is reminiscent of yarn seams. The two shaped stones can be manufactured industrially. The loggias have recognizable references to the window elements in terms of proportion and size. Their arrangement is analogous to that of window elements. It is important to point out that the balcony panels of the loggias in small and large apartments are the same size, arranged one above the other and are therefore easy to implement in terms of building physics.

The house is being built in a prominent location. Particularly noteworthy is the long side of the building, which faces the adjacent park. At this point we provide access for residential use. “Living by the Park” creates an attractive address for the new building. Uses of the ground floor as a practice and office as specified in the tender will also have attractive, widely recognizable and inviting entrances. The apartments have good proportions and sensible spatial geometries. The proposed subdivision of the floor plan into ten smaller apartments per floor or five larger apartments on the top two floors makes the structural design and installation technology easier. All apartments are optimally oriented and can be expected to make very good use of daylight. The effort required for excavation, the size of the basement and the associated sealing areas are minimized. The arrangement of the storage rooms on the top floor of the new building supports this idea. Due to their location, the storage rooms are very flexible and of high quality in their use.

Stationary traffic and the majority of bicycle parking spaces are accommodated in the underground car park, which is accessed from the north of the building and can be classified as a central car park. In order to meet the required number of parking spaces, some of the parking spaces will be accommodated in double parking spaces. The number of parking spaces will be around 37, which could be increased by additional double parking spaces if necessary.
