The site is located in a typical mixed-use area: office buildings, car dealerships, a food market and a few residential buildings from the 1960s and 1970s dominate the heterogeneous surroundings.

The building site intended for the new construction was already developed with a car wash belonging to the neighboring car dealership, which was to be preserved and had to remain in operation during the entire construction period.

A significantly raised plinth made of exposed concrete now integrates the car wash into the overall shape of the building and also accommodates several offices and a Telekom customer center.

A covered ramp structure positioned at the side of the building provides access to the building.

The organization of the building is simple: a staircase positioned almost in the center of the floor plan on the outer façade and thus supplied with daylight serves to provide vertical access to the office building, which has been designed as a two-part structure on the two upper floors.

The façade of the building, like its construction, shows a high degree of prefabrication. Beams, columns and ceiling slabs made of concrete are simply assembled on site as prefabricated parts. This also applies to the reddish-brown iridescent panels of the closed façade areas, which are made of fired clay. The glazed elements are floor-to-ceiling and fitted with integrated sun blinds.
