Zentrum des neuen Quartiers bilden zwei denkmalgesch\u00fctzte G\u00fcterhallen samt Verladehof, die im Zuge der Quartiersentwicklung saniert und umgenutzt wurden und heute ein gro\u00dfes Nahversorgungszentrum sowie Einrichtungen des t\u00e4glichen Bedarfs beherbergen.<\/p>\n<p>Zu diesem Ensemble geh\u00f6rt die so genannte Querb\u00fchne, ein Neubau mit rund 4.300 Quadratmetern B\u00fcrofl\u00e4che, gastronomischer Nutzung im Erdgeschoss und einer Tiefgarage. Die Querb\u00fchne verbindet die beiden historischen Hallen miteinander und bildet den r\u00e4umlichen Abschluss der Gesamtanlage.<\/p>\n<\/div>\n<div>\n<p>Durch die sichtbare Konstruktion aus Stahlbetonrahmen sowie Ausfachungen aus beigem Ziegel und gro\u00dfformatigen Glasfl\u00e4chen nimmt die mit einem transparenten Erdgeschoss versehene Querb\u00fchne die baulichen Prinzipien der G\u00fcterhallen auf und f\u00fcgt sich ansprechend in die erhaltenswerte und denkmalgesch\u00fctzte Umgebung ein. \u00dcberg\u00e4nge zur Schule und zum \u00f6stlich gelegenen kleinen Platzraum werden ebenso gest\u00e4rkt wie auch zum geplanten Stadtteilpark westlich des Grundst\u00fccks.<\/p>\n<p>Die Zug\u00e4nge zu den Obergeschossen sind an markanten Stellen positioniert und entwickeln eine eindeutige Adresse. Die oberen Etagen erlauben eine flexible und variable Aufteilung in unterschiedlich gro\u00dfe Einheiten.<\/p>\n<\/div>\n<div>\n<p>Sie bieten Raum f\u00fcr verschiedene Nutzungen, darunter B\u00fcros und Praxen, aber auch \u201eUrban-Production\u201c-Nutzungen.<\/p>\n<p>Gegen S\u00fcden, zum Verladehof orientiert, ist das Geb\u00e4ude dreigeschossig aufgebaut. Gemeinsam mit der Ost- und Westhalle entsteht ein gesch\u00fctzter und zum Verweilen einladender Au\u00dfenraum, dessen Orientierung den sch\u00f6nen Verladehof und die angrenzenden Hallen in den Fokus stellt.<\/p>\n<p>Entlang der n\u00f6rdlichen Grundst\u00fccksgrenze ist das Geb\u00e4ude viergeschossig angelegt, die Nord-West-Ecke ist betont und sechsgeschossig
