Die Idee Eisenmans war es, ein \u00fcbergeordnetes System f\u00fcr den St\u00e4dtebau zu entwickeln und zugleich einen verbindlichen Codex f\u00fcr die Gestalt der Geb\u00e4ude sowie die Behandlung ihrer Fassaden zu definieren. Auf Grundlage geometrischer Regeln sollte ein Stadtteil mit deutlich ablesbaren Stra\u00dfenr\u00e4umen, gefalteten Geb\u00e4udevolumen und bewegten Freifl\u00e4chen im Blockinneren entstehen.\u00a0<\/p>\n<p>In der Umsetzung des Projektes sind einige Vorgaben aus dem Rahmenplan nicht fl\u00e4chendeckend umgesetzt worden. Dazu z\u00e4hlen die vorgesehenen gefalteten Landschaften, die sich als wenig praktikabel erwiesen, und die weitgehend geschlossenen Geb\u00e4udeecken, die beim Wohnungsbau zu erheblichen Problemen in der Tageslichtnutzung f\u00fchren.<\/p>\n<\/div>\n<div>\n<p>Auch wenn das anspruchsvolle theoretische Projekt nicht in allen Belangen realisiert worden ist, so ist aus Eisenmans Idee ein eigenst\u00e4ndiges Quartier mit spannungsreichen st\u00e4dtischen R\u00e4umen entstanden.<\/p>\n<p>Ziel unseres Entwurfs war es, auf Grundlage des st\u00e4dtebaulichen Masterplans samt Gestaltungscodex einen identit\u00e4tsstiftenden Ort zu schaffen, der im hohen Ma\u00dfe dem Anforderungsprofil an das Wohnen an der Grenze zwischen Stadt- und Landschaftsraum gerecht wird.<\/p>\n<p>Die f\u00fcnf bis sieben Geschosse hohen Geb\u00e4ude definieren als &#8220;perforierter Blockrand&#8221; den Stra\u00dfenraum und schaffen im Inneren der Anlage einen gesch\u00fctzten Hofraum mit hoher Aufenthaltsqualit\u00e4t im Freien. <\/p>\n<\/div>\n<div>\n<p>Die H\u00e4user verf\u00fcgen \u00fcber unterschiedlich gro\u00dfe, f\u00fcr verschiedene Wohnformen taugliche Wohnungen. Die weitgehend als Zweisp\u00e4nner entwickelten Etagen sind durch die geschickte Organisation des Grundrisses f\u00fcr Singles ebenso gut nutzbar wie f\u00fcr das Wohnen mit mehreren Generationen. In die Geb\u00e4udeform integrierte zweigeschossige Townhouses verf\u00fcgen \u00fcber eigene Zug\u00e4nge sowie unmittelbar an das Geb\u00e4ude angrenzende private G\u00e4rten. Eisenman's idea was to develop an overarching system for urban development and at the same time to define a binding code for the shape of the buildings and the treatment of their facades.
