Die nahezu zeitgleich eingesetzte Industrialisierung beg\u00fcnstigte die Ansiedlung vieler Industrie- und Handwerksbetriebe, die mit ihren Bauten das Bild des Stadtviertels bis in das neue Jahrtausend hinein im wesentlichen pr\u00e4gten.<\/p>\n<p>Ein sp\u00fcrbarer Wandel setzte vor etwa 20 Jahren ein. Grund daf\u00fcr war die Aufgabe des nahezu 90 Hektar gro\u00dfen G\u00fcterbahngel\u00e4ndes durch die Deutsche Bahn und der damit beschleunigte R\u00fcckzug von Produktionsst\u00e4tten. Die gro\u00dfr\u00e4umig angelegte Konversion machte innerhalb von nur zwei Dekaden aus einem Industriestandort ein lebendiges Stadtviertel mit Wohn- und B\u00fcrobauten, L\u00e4den und Hotels sowie attraktiven Gr\u00fcnfl\u00e4chen.<\/p>\n<\/p>\n<\/div>\n<div>\n<p>Das realisierte Wohnungsbauprojekt ersetzt nun mitten im Gallus ein gro\u00dfes Autohaus, das mit seinen Verkaufs- und Werkstatthallen samt Parkplatz ein circa 9.600 Quadratmeter gro\u00dfes Grundst\u00fcck zwischen Kriegkstra\u00dfe, Frankenallee und Fl\u00f6rsheimer Stra\u00dfe einnahm.<\/p>\n<p>Im Rahmen des Programms \u201eSoziale Stadt\u201c als Mehrgenerationen Quartier realisiert, bietet die Anlage ein vielf\u00e4ltiges Angebot, bestehend aus Wohnungen f\u00fcr Familien, Singles, Senioren, Pendler und Studierende sowie ein Ladengesch\u00e4ft und ein Quartierstreff. Die Grundlage der Planung entstand in einem Wettbewerbsverfahren, in dem sich drei B\u00fcros durchsetzten: Planquadrat aus Darmstadt, Landes und Partner aus Frankfurt und Turkali Architekten.<\/p>\n<p>Das Projekt besteht aus 17 einzelnen H\u00e4usern, die entlang der Stra\u00dfen aufgereiht sind und damit einen deutlich ablesbaren Blockrand bilden sowie einen gesch\u00fctzten Gr\u00fcnhof umschreiben, der allen Bewohnern des Quartiers zur Verf\u00fcgung steht.<\/p>\n<\/p>\n<\/div>\n<div>\n<p>Drei H\u00e4user entlang der Kriegkstra\u00dfe und die im Innenhof realisierten Bauten &#8211; ein Mehrfamilienhaus, ein kleines Einfamilienhaus entlang einer Brandwand sowie ein kernsaniertes Bestandsgeb\u00e4ude f\u00fcr studentisches Wohnen &#8211; gehen auf die Planung von Turkali Architekten zur\u00fcck.<\/p>\n<p>Die Einheit beinhaltet 48 Eigentumswohnungen, sieben Mietwohnungen und 16 Wohnungen f\u00fcr Studierende.<\/p>\n<p>Vor- und R\u00fcckspr\u00fcnge in der Geb\u00e4udekubatur binden die Neubauten entlang der Kriegkstra\u00dfe an den Bestand. Sockel aus Mauerwerk, Fassadenfl\u00e4chen aus grobk\u00f6rnigem Putz, Kammputzstrukturen an den Fenster\u00f6ffnungen und wei\u00dfe Fensterrahmen sowie hofseitig angeordnete, gro\u00dfformatige Balkone mit Br\u00fcstungen aus Stahlst\u00e4ben pr\u00e4gen das Erscheinungsbild der Neubauten.<\/p>\n<p>Die H\u00e4user haben eigene Zug\u00e4nge. Ihre Fassaden sind nach \u00e4hnlichen Prinzipien differenziert gestaltet und mit unterschiedlich gef\u00e4rbten, hellen Putzoberfl\u00e4chen versehen.<\/p>\n<p>Einzig das im Innenhof freigestellte
