Residential and Office Building Kleine Schwalbacher Straße
The new building replaces a three-story house that originally accommodated a small tobacco store on the ground floor and was formerly known as the “pipe house”.
For many years, the old building was in ailing condition and in danger of collapsing. It was torn down in 2010.
The premises are located in the pedestrian area of Wiesbaden, amid the “historic pentagon”, the historic center of the Hessian state capital.
The building incorporates the main design principals of the neighboring houses with an inclined roof made of natural slate, facades made of beige natural stone and light plaster, vertically shaped windows, and horizontal friezes. The same holds true for the building corner that is traditionally treated in a special way at intersections and is consequently accentuated. The superelevated lantern of the new building marks the junction between Kleine Schwalbacher Strasse an Kirchgasse.
The plinth area built from Dittfurt chalkstone is designed as a mezzanine. Like the previous building, it accommodates a store. A dental surgery and further apartments are located on the upper floors. The apartment on the 3rd and 4th floor is designed as a maisonette. The lantern functions as a loggia and offers stunning views to the Wiesbaden city center.
