Der Name erinnert an ein 1872 errichtetes Bahnhofsgeb\u00e4ude. Im Umfeld des Bahnhofs siedelten sich ab Anfang des 19. Jahrhunderts zahlreiche gewerbliche Unternehmen aus der Eisen- und Metallverarbeitungsbranche an und erstellten gro\u00dfe Fabrikgeb\u00e4ude sowie Lagerh\u00e4user.<br \/>In den 1970er Jahren begann die Schlie\u00dfung und Verlagerung der Produktionsst\u00e4tten.<\/p>\n<p>Zum Anfang des 21. Jahrhunderts lag das gesamte Gel\u00e4nde bereits brach. Nach der Umwidmung der Fl\u00e4chen vor etwa zehn Jahren erfolgte eine z\u00fcgige bauliche Entwicklung mit B\u00fcrobauten und Gewerbeeinheiten.<\/p>\n<p>Der Neubau ist am n\u00f6rdlichen Ende der Anna-Zammert-Stra\u00dfe entstanden und stellt einen der letzten Bausteine der Entwicklung des ehemaligen S\u00fcdbahnhofsgel\u00e4ndes dar. Das Haus besetzt ein dreieckiges Grundst\u00fcck und enth\u00e4lt Wohnungen sowie R\u00e4ume f\u00fcr Gesch\u00e4fte und B\u00fcros. Drei\u00dfig Prozent der Wohnungen sind sozial gef\u00f6rdert.<\/p>\n<p>Das Geb\u00e4udevolumen zeigt eine dem Verlauf der angrenzenden Stra\u00dfen angepasste, zusammenh\u00e4ngende Geb\u00e4udekonfiguration, die im Inneren einen gesch\u00fctzten Hof abbildet. Das Wohnungsbaukonzept folgt den vielf\u00e4ltigen Bed\u00fcrfnissen an das qualit\u00e4tsvolle Wohnen. Adressbildung, Orientierung und Privatheit in der Wohnungsorganisation sind dabei die wesentlichen Kriterien. Mit 62 unterschiedlichen Grundrisstypen bei 142 Mietwohnungen unterst\u00fctzt der Neubau die individuellen Anforderungen an das Wohnen in der Stadt.<\/p>\n<\/div>\n<div>\n<p>Alle Eing\u00e4nge sind an der Stra\u00dfe positioniert und als gesch\u00fctzte Bereiche in das Volumen des Geb\u00e4udes eingeschrieben. Direkt neben dem Eingang sind gro\u00dfe R\u00e4ume f\u00fcr Fahrr\u00e4der, Kinderwagen und Rollst\u00fchle realisiert. Das gegen\u00fcber dem B\u00fcrgersteig angehobene Erdgeschoss ist prinzipiell barrierefrei erreichbar. Jeder Zugang hat eine direkte Anbindung an den Innenhof sowie die Tiefgarage samt den zugeordneten Kellerr\u00e4umen. Die Treppenh\u00e4user sind gro\u00dfz\u00fcgig dimensioniert und erhalten Tageslicht \u00fcber \u00d6ffnungen in der Fassade oder \u00fcber gro\u00dffl\u00e4chige Oberlichter.<\/p>\n<p>Ein Gro\u00dfteil der Wohnungen ist zum \u201eDurchwohnen\u201c geplant, womit eine Nord-S\u00fcd- bzw. Ost-West-Orientierung der Wohnungen erreicht und der direkte Bezug zum Innenhof hergestellt wird. Dieser Aspekt ist in besonderer Weise f\u00fcr die l\u00e4rmimmissionsbelasteten Wohnungen entlang der Stra\u00dfe Am S\u00fcdbahnhof bedeutsam. Eine Qualit\u00e4tssteigerung bilden die gro\u00dfz\u00fcgig bemessenen Loggien und Balkone, die pro Wohnung weitgehend zweiseitig angeordnet sind. Ausnahmen bilden nur wenige, kleinere Wohnungen, die zwar einseitig, jedoch prinzipiell auf der S\u00fcdseite zum Innenhof orientiert sind.<\/p>\n<p>Eine Reihe von Ma\u00dfnahmen unterst\u00fctzen das Bed\u00fcrfnis der Bewohner an Privatheit. So sind die zur Stra\u00dfe orientierten Freir\u00e4ume grunds\u00e4tzlich als Loggien ausgebildet und die Erdgeschossebene gegen\u00fcber der Stra\u00dfe angehoben. Im Innenhof haben die Erdgeschosswohnungen durch Hecken gesch\u00fctzte, direkt zugeordnete Freir\u00e4ume und Mieterg\u00e4rten erhalten.<\/p>\n<\/div>\n<div>\n<p>Just dort, wo heute noch eine 1872 erbaute Br\u00fccke \u00fcber die Stra\u00dfe \u201eAm S\u00fcdbahnhof\u201c an die wechselvolle Eisenbahnvergangenheit des Stadtteils erinnert, erh\u00e4lt der Neubau eine kraftvolle Geb\u00e4udespitze. Die \u00dcberh\u00f6hung der Geb\u00e4udefigur ist ein wichtiger Orientierungspunkt mit besonderer Fernwirkung und hohem Identit\u00e4tspotential. Der Geb\u00e4udeteil nimmt im Erdgeschoss einen Laden auf, in den dar\u00fcber liegenden Etagen sind B\u00fcrofl\u00e4chen verortet. In seiner Materialit\u00e4t ist der B\u00fcrobau ein integraler Bestandteil der gesamten Geb\u00e4udekonfiguration. Die vom Wohnungsbau abweichende Nutzung ist deutlich erkennbar, durch den bodengleichen Anschluss der Erdgeschossebene, die gro\u00dfformatigen Fensterformate oder die besondere Ausbildung der Geb\u00e4udeecke.<\/p>\n<p>Die stra\u00dfenseitigen Fassaden sind aus Ziegelmauerwerk erstellt, dem f\u00fcr den Stadtteil typischen Material. Alle Fenster und Loggien haben umlaufend massive Lisenen in wei\u00dfer Farbe erhalten. Das r\u00f6tlich eingef\u00e4rbte Fugenmaterial der Mauerwerkswand unterst\u00fctzt das homogene Erscheinungsbild des Bauk\u00f6rpers. Der dreieckige Innenhof ist umlaufend verputzt und wei\u00df gestrichen. Im Gegensatz zu den stra\u00dfenseitig realisierten steinernen Fassaden haben die Hoffassaden raumhohe Fenster erhalten. Hierdurch wird im Inneren der Geb\u00e4udefigur der Bezug zum attraktiven Gr\u00fcnraum gest\u00e4rkt.<\/p>\n<\/div>\n<div>\n<p>        <img decoding=\"async\"
